Kinloch is a detached house built some 20 years ago, set in its own woodland garden. The house is extremely well furnished throughout and all rooms are recently decorated and carpeted. I have insisted on a high quality of finish as regards bed linen, towels etc.

All guests are encouraged to regard the house as their home for the duration of their stay.

Sitting room
The sitting room is extremely comfortable and looks across the garden to the hills on the East coast. There is an open fire should it be needed. I have an extensive library of new and old angling books and some interesting fish prints on the walls.
The perfect room to relax in after dinner.

Dining room
There is a separate dining room for dinner. I will usually serve breakfast in the kitchen.

Fly tying bench
There is a fly tying desk set up in the study - again for the use of guests - a contribution will be requested for jungle cock feathers!

Garage / Storage room
The garage is not used for cars, and provides ample storage for fishing rods, camping equipment, waders, boots etc. A chest freezer is available for guest’s fish.

I am happy for guests’ dogs to sleep here.

Drying cupboard
There is a drying cupboard in the kitchen for drying wet clothing and waders - an absolute essential given the uncertainty of the weather.

Bedrooms
There are 3 bedrooms.
A “master” bedroom upstairs, which can be set up either as a twin or a double.
This room has an impressive en suite bathroom, and great views across the loch.

There is a smaller single bedroom upstairs which can share the bathroom either with the master room or use the downstairs bathroom.

Note that both the upstairs and downstairs bedrooms have magnificent views looking towards the hills on the East coast.

Finally, a smart downstairs bedroom, which can be set up either as a twin or double. This room uses the downstairs bathroom.

Note there is also a separate downstairs WC.

All bed linen and towels are presented to a very high standard.
